Moving Home

Moving home can be one of the most stressful times of someone's life. We use our long experience to minimise that stress. How do we achieve this?

SELLING YOUR HOME

  • We explain to you the procedures and the risks involved.
  • We take your detailed instructions and obtain copies of any title and other documents that may be needed.
  • Although a HIP is no longer needed you will need an Energy Performance Certificate. We can arrange this at a competitive price.
  • The contract is then drafted by us and we agree the terms with the Buyer's conveyancer.
  • We deal with any further queries raised by the Buyer's conveyancer and sort out any problems with the title.
  • You agree a completion date with the Buyer and we then exchange contracts.
  • We agree the form of the Transfer transferring the title to the Buyer.
  • We complete the sale and pay off any mortgage.
  • The balance of the sale proceeds is then used to pay the estate agent (if used) and the balance transferred to you or used in any associated purchase.

BUYING YOUR NEW HOME

  • We explain to you the procedures and the risks involved. Generally these are more significant than on a sale
  • We take your detailed instructions
  • The Seller's solicitors send us a draft contract.
  • We carry out the necessary pre-contract searches.
  • If necessary we raise further enquiries about the title, the property and such things as planning consents and restrictions
  • We make a number of searches to check that there is nothing adverse that affects the value or which might put you off
  • The results of the searches and enquiries are then presented to you, with copies, in a written Report
  • If the property is leasehold we give you a further Report on the Lease
  • If you are having a mortgage we liaise with the Mortgage Lender, report to them and arrange to obtain the funds for completion
  • When you are happy to go ahead you agree a completion date with the Seller
  • We exchange contracts, draft the Transfer document and obtain the funds (from you and the Mortgage Lender)
  • We complete the transaction
  • We register the transaction at the Land Registry and send you a copy of the Title Information Document when received
